Ask almost anyone who’s in the market for a new home in a master-planned community what their top five “must-haves” lists are and there is a good possibility that walking and biking trails will be at the top of that list. Lovely, meandering trails have become THE most important amenity in the post-pandemic world.
This is why these trails wind their way throughout Devonshire, a community located just east of Dallas in Forney They run the length of greenbelts and around the ponds. Plus, numerous pocket parks and green spaces reflect the natural beauty of the area and provide plenty of room to stretch, relax and meet neighbors.
The residential real estate industry closely watches consumer trends and where homes were once built near golf courses, they are now being built with a new kind of green - trails for walking and biking. According to a recent article in the Wall Street Journal, “Building trails in these master-planned communities have also paid off, as many people prefer to live in walkable and bikeable neighborhoods. ‘The trail systems are cited as the number one or two amenities,’ said Mr. David O’Reilly of Howard Hughes development company, referring to resident surveys.”
According to the Outdoor Industry Association’s 2018 Outdoor Participant Report, more Americans are hitting the trail than ever before, nearly 50 million hiking every year and at least that many running, mountain biking, camping, and backpacking.
“I think we’re at 80-plus percent of the U.S. population living in urban or suburban areas, and we know that roughly two-thirds of all outdoor recreation occurs close to home,” says Outdoor Industry Association State and Local Policy Director, David Weinstein.
“Unlike sports programs, gyms and personal trainers, trails through urban and master-planned community areas are a public recreation amenity that can be accessed by a broader swath of people with a wider range of fitness levels, comfort zones, and financial means.”
The last year of social distancing has everyone ready to get outside and meet the neighbors! This is especially true for the young families who make up the largest population group on the planet.
Millennials are one driver of recreational trends in communities around the country, according to this article from Construction Dive. “Jessica Lautz, managing director of survey research and communications for the National Association of Realtors, says, for example, that more millennials think parks and recreation facilities are important, as compared to members of the silent generation, or those born between 1925 and 1942. The National Association of Home Builders' Eye on Housing blog reported that community features deemed most influential to millennials are parks, walking trails, playgrounds, and outdoor swimming pools.
Neighbors of all ages are found daily on the trails of Devonshire master-planned community.
Besides being easy to access and great for socializing with friends, walking and biking are healthier - physically and mentally - than most other forms of aerobic exercise. According to this article, biking and walking are not only good for the body. “Bicycling and walking are also incredibly beneficial for the mind, as well.
“Studies show that people who choose to bike or walk tend to suffer from depression, anxiety, and other mental health issues less than others. Getting exercise by biking or walking can help to increase blood flow, release endorphins, and reduce overall stress. Even logging 30 minutes of walking a day can help to improve mental health and energy.”
The focal point of many outdoor activities at Devonshire is “The Club at Devonshire.” This spectacular space provides the perfect spot for neighborhood socializing and entertaining. Outside, a large swimming pool, a splash pool, a covered pavilion with fireplace and grilling area, an events lawn, and a playground bring residents of all ages together for days of fun in the Texas sun.
